Danielle is an Associate in the Asset Management team.

Experienced in commercial property transactions and leases, acting for investors, limited companies, councils, housing associations, registered and unregistered charities and community benefit societies.

Besides handling freehold or leasehold commercial property acquisitions and disposals, including preparing auction packs, she works with landlords and tenants, reviewing and negotiating lease terms, undertaking lease assignments, lease renewals and re-gears, as well as lease variations, licences for alteration and licences to assign, deeds of surrender, side letters, and heads of terms.

In addition, Danielle also advises on financing and refinancing work of commercial property portfolios, securing funding for acquisition and restructuring, commercial development site assembly including preparing development agreements, and drafting bespoke leases.

Danielle is experienced in working with housing associations, assisting and advising commercial teams on heads of terms and precedent leases.

Recent examples of how Danielle has supported clients include:

  • enabling a housing association to manage their commercial stock more effectively by reviewing existing leases and creating a precedent lease to standardise the portfolio;
  • enabling a housing association to expand its stock in a cost-effective way by advising on commercial leases, letting property to housing tenants, and minimising capital spend;
  • ensuring a charity could let a commercial property and incur only limited liability for repair at the end of the lease, by incorporating a number of clauses to reduce their responsibilities and ultimate expense; and
  • ensuring a property company could streamline the uptake of commercial unit tenants by creating precedent long leases, occupational and serviced office leases, all based on discussions over the level of control the client wished to have over the development.
