James is an Associate in the Asset Management team.

He deals predominantly with the acquisition and management of ground rent portfolios, principally for corporate property investors managed by UK real estate and asset-backed investment company, Long Harbour.

In addition, he provides support on the property aspects of business sales, advising SMEs and PLCs on a range of commercial property transactions, and acting for landlords and tenants in respect of commercial lease grants and lease renewals.  His experience includes providing guidance to borrowers and lenders on property finance deals, including secured refinancing arrangements.

Recent examples of how James has supported clients include:

  • acquiring 40 blocks of new build flats from a national housebuilder, across several sites throughout the UK, on behalf of a corporate property investor in a deal worth £13 million;
  • acquiring a portfolio of over 100 blocks of flats from a property investment company that wished to exit the market on behalf of a national ground rent specialist;
  • negotiating lease terms for two separate lets in Chester on behalf of a fledgling bar and pub business at a combined annual rent of £155,000; and
  • facilitating the refinancing of a holiday park in Lincolnshire to support a planned £1 million expansion, with advice given to the borrower on the terms proposed and to the lender (a bridging finance company) on the adequacy of security offered.
