Kerry is a Senior Associate in the Asset Management team.

Working for major corporates, retail clients and educational institutions in their role as commercial landlords or tenants undertaking freehold and leasehold property acquisitions or sales.  She advises on lease renewals, and negotiations related to service charges, repair and maintenance obligations, ensuring adequate consents, guarantees and covenants for landlords in lease assignments and sublettings, and advising tenants with respect to onerous clauses.

Undertaking due diligence around leasehold acquisitions and property disposals, reviewing consents and covenants, as well as conditional contracts, overage and option agreements.  Her particular expertise lies in reviewing agreements relating to freehold sale and purchase for investment.

Recent examples of how Kerry has supported clients include:

  • facilitating the redevelopment of a £1 million mixed-use property into student accommodation by ensuring the purchaser had clear title without restriction;
  • assisting in the purchase of £1 million warehousing space for an investor by checking that lease terms did not negatively affect landlords, potential funders or tenants;
  • securing the .£2 million sale of a mixed-use development by multiple office and retail vendors to a single developer, by protecting the vendors’ interests and amending tenancy requirements as appropriate; and
  • facilitating construction of a client’s new head office by including easements around building and access requirements in the purchase documentation of a plot of land.
