Margarita is an Associate in the Asset Management and Development teams.
She advises on freehold and leasehold commercial property matters, including land acquisitions and disposals, development projects, property finance and the purchase and management of investment portfolios.
Her experience is in dealing with properties on industrial estates, retail and business parks, and with care homes, agricultural property and woodland.
In addition, she deals with commercial landlord and tenant matters, with an emphasis on lease grants and renewals, surrenders and regrants to facilitate tenant relocation and licences to underlet, assign or carry out works.
Margarita’s clients are based throughout the UK and include developers, construction companies, retail portfolio owners, investment funds, SMEs, private business owners and private individuals.
Recent examples of how Margarita has supported clients include:
- supporting a property acquisition and development company in applying to the Land Registry to rectify the title plan for a parcel of land due to be sold to a local authority for infrastructure works, where the boundary lines for the land had been incorrectly recorded;
- acquiring a business park for a commercial investment company and assuming the role of estate manager for all property matters; and
- managing the property aspects of the sale of a dental practice, including the grant of a 15 year lease over current business premises with an option to acquire the freehold after seven years.
