Beth is a Partner in the Asset Management and Development teams.
Her support to clients includes guidance on commercial property sales and acquisitions, site assembly and development, including negotiating promotion agreements, options and overage agreements. She enjoys long-term relationships with a number of large landowners and provides strategic input on the development of sites for sale. This includes advising on current occupational arrangements to identify measures (including negotiating lease surrenders and interim occupational arrangements) to prepare potential development sites for disposal.
She is particularly experienced in the acquisition and disposal of sites for energy provision. Delivering several projects relating to the installation of gas engines on brownfield sites for short-term operating supply, where there are frequently issues of contamination, and where cooperation with third parties is usually required to secure the rights needed for the utility connections for the equipment.
Recent examples of how Beth has supported clients include:
- acquiring the freehold of new headquarters on Aston Cross Business Park and securing ERDF funding towards refurbishment, as well as disposing of former premises in central Birmingham;
- acquiring a 20-year lease on land for the development of a synchronous gas-powered standby generation facility, subject to planning permission, gas and grid connections being obtained, and subsequently selling the site to a developer; and
- selling the ground lease for a development comprising commercial space and 237 apartments, including negotiating overage and option agreements.
