Helen is an Associate in the Asset Management team.

Experienced in advising on the non-contentious aspects of commercial property transactions, including land acquisitions, sales and purchases and day-to-day portfolio management.  Helen advises on landlord and tenant matters, including the grant and renewal of leases, lease assignment and subletting, licenses to carry out alterations, break clauses and lease termination provisions.

A large proportion of Helen's work relates to property finance for corporate clients looking to refinance to fund business expansion or to secure a better deal with a new lender. She also assists with the property aspects of corporate sales and acquisitions.

Working for banks, pension funds, private and public companies, small charities, educational establishments, day nurseries and individual commercial property owners.

Recent examples of how Helen has supported clients include:

  • financing of a land transfer between an old and new farm partnership where there were overage agreements affecting land value and stamp duty land tax difficulties;
  • the £4 million refinancing of part of a college site where land registration issues and uncertainty about the security of tenure of occupiers influenced loan security;
  • negotiation of a retention to protect the purchaser’s financial position when acquiring a former factory site in a deal worth £1 million where there was uncertainty about whether an election to VAT had been made by the seller; and
  • refinancing a day nursery as part of a planned expansion under the terms of a lease requiring the finance deal to be pre-approved by the landlord.
