James is a Partner in the Property Litigation team.

With specialist knowledge in all contentious commercial and residential landlord and tenant property matters including dilapidations, forfeiture, rent review, lease renewals, breach of covenant, rent arrears recovery, service charge disputes and possession actions.

James is highly experienced in advising landlords and tenants on the exercise of break notices and the consequences thereto.

In addition, James has extensive experience advising on adverse possession claims and boundary disputes and regularly advises private clients on disputes in the areas of restrictive covenants, rights of way and nuisance.

Recent examples of how James has supported clients include:

  • working with an international firm in respect of its defence and settlement of a substantial dilapidations claim concerning commercial property in the City;
  • supporting a well-known high street retailer in respect of a contested 1954 Act commercial lease renewal of flagship premises in London;
  • providing advice for clients in respect of their defence of proceedings in the High Court concerning a proposed residential development and the enforcement of restrictive covenants; and
  • acted on behalf of a commercial tenant in respect of its defence and settlement of proceedings issued in the High Court concerning a substantial dilapidations claim of light industrial premises.
