Ria is an Associate in the Property Litigation and Telecommunications teams.

Having previously acted for some of the country’s leading mobile phone operators, Ria has extensive experience in telecommunications matters. She now acts solely for landowners who are either seeking removal of operators in order to enable them to carry out redevelopment to their land or property, or who have been approached by operators seeking to acquire rights over their land or property under the Electronic Communications Code.

Her experience includes areas such as interim and terminal dilapidations claims on behalf of both landlords and tenants; opposed and unopposed lease renewals under the Landlord and Tenant Act 1954; overage and clawback disputes in respect of development projects and service of property related notices, including break notices and option notices.

Acting for a wide range of commercial property owners, investors, developers, commercial landlords and tenants and house builders, she understands the need for pro-active risk management. This is achieved by providing clear pragmatic advice which takes into account the client’s commercial objectives from the outset.

Examples of how Ria has supported clients include:

  • securing the removal of telecommunications equipment from an otherwise empty building in Leeds in order to enable the landowner to demolish and redevelop the building;
  • ensuring the removal of telecommunications equipment from a disused factory site in Greater Manchester in order to facilitate the landowner’s plans to clear the wider site and use the land to expand its family business; and
  • following service of a complex conditional break notice on behalf of a tenant intending to vacate their head office, obtaining the landlord’s agreement to waive the conditions attached to the break option and to drop its six figure dilapidations claim against the tenant.
