Tracy is an Associate in the Asset Management team.

She handles a range of aspects related to commercial property transactions, including; drafting contracts, licences, commercial leases, lease variations and surrenders, to managing multi-disciplinary professional teams on due diligence, carrying out planning, title, and permissions searches, as well as dealing with property management and administration matters from collection of ground rent, to fire risk, health and safety checks.

Her primary focus is the acquisition of ground rent properties for clients' portfolios, and packaging the information necessary to facilitate sale of a portfolio to investment funds, and ensuring deals complete in a timely manner. Working also with individuals, companies and trusts to help facilitate their property portfolios through to one-off transactions.

Working predominantly with property investment funds, her clients include Long Harbour.

Recent examples of how Tracy has supported clients include:

  • enabling a client to avoid substantial loss on a commercially unviable ground rent acquisition by due diligence on a head lease that revealed unrecoverable rent;
  • assisting a property investment fund to purchase a ground rent portfolio of over 180 houses and 400 apartments with a value of £3.5M., undertaking due diligence within a timeframe of under two months;
  • facilitating a client's multi-million-pound sale of a ground rent portfolio to a pension fund, by packaging title, contract and transfer information to ensure a seamless and cost-effective transaction;
  • negotiating, drafting and completing a lease of a retail unit in a brand-new shopping centre development with a prime location and catering for the clients’ specific needs; and
  • dealing with a trust’s various portfolio matters including; drafting licences, leases and first registrations of unregistered land.
