Sara Williams

Sara supports clients on a range of landed estates matters, with particular expertise in dealing with complex Land Registry applications and all aspects of conveyancing.

Her expertise includes drafting Licences to Assign, Deeds of Variation, lease extensions, the purchase of freehold and leasehold residential property, and remortgaging, alongside supporting clients with the sale and purchase of agricultural land including farms and estates.

Sara also has experience in liaising with management companies in respect of sales and purchases, alongside advising on the purchase of HMO and rental properties (including reporting to purchasers on any existing tenancy agreements and deposit schemes).

Examples of Sara’s work include:

• Advising on the purchase and sale of farms and several plots of farmland,
• Assisting with Promotion Agreements.
• Overseeing the sale of an estate which included farmland and several individual properties.
• Acting on the sale of listed buildings, including those with a complex history.
• Investigating titles.
• Providing detailed reports to clients who are purchasing a property and ensuring that they are aware of any rights and obligations affecting the property.
• Providing detailed leasehold reports including management company requirements and service charge or ground rent payments which may be payable by a purchaser.
• Advising clients on whether their property sale would be affected by the Building Safety Act 2022.
