Machelle advises clients across the residential and mixed-use development sector, with a particular focus on land acquisition, disposal and the structuring of development arrangements. She acts for promoters and housebuilders, supporting projects from early site investigation through to delivery, disposal or long-term asset management.

Machelle’s work includes conditional contracts, option agreements, overage arrangements, title review, infrastructure agreements, planning-related documentation and affordable housing transactions. She also regularly acts on park home and marina acquisitions, providing sector-specialist advice on the legal, occupational and commercial issues that are specific to those assets.

She helps clients to understand risk, protect value and progress matters efficiently, particularly where projects involve multiple stakeholders, tight timetables or evolving planning and operational requirements.

Her background in both private practice and local government gives Machelle a rounded perspective on development work and the expectations of public and private-sector parties.

Examples of Machelle’s work include:

• Advising a top-ten housebuilder on the acquisition of a former garden centre in Thurrock for a major residential development, providing comprehensive real estate due diligence and transaction support throughout the acquisition process.
• Acting for a top-ten housebuilder on the acquisition of part of a college campus in Kent for the delivery of a high-end residential development, involving advising on all property aspects of the acquisition (including extensive due diligence, site assembly considerations and development-related matters).
• Advising an SME developer on the negotiation and completion of a promotion agreement.
