Bhavika Patel

Bhavika specialises in the acquisition and disposal of freehold and leasehold commercial property across the industrial, logistics, retail, leisure and office sectors. She advises on all aspects of commercial real estate transactions, and supports with the property elements of share sales and acquisitions, as well as asset purchases and disposals.

She acts for a broad range of clients, from large corporate investors to SME occupiers – and also advises pension schemes on the acquisition, disposal and transfer (including in-specie transfers) of commercial property held within SIPPs and SSASs. Bhavika works with both lenders and borrowers on the financing of commercial property transactions.

Examples of Bhavika’s work include:

• Acting on behalf of an investor on the acquisition of a multi-let building at auction for over £2 million subject to over 20 tenancy agreements and dealt with the simultaneous finance over additional properties within the investor’s portfolio required as makeweight security by the lender.
• Acting on behalf of a retail tenant taking sub-leases of commercial units forming part of a brand-new high specification mixed-use development in central London involving securing consent to carry out Cat A and Cat B works.
• Assisting with the sale of a long leasehold interest in a quayside industrial estate for over £15 million on behalf of a REIT which was subject to numerous leases and issues surrounding riparian ownership.
