From reservation through to exchange and completion, Shona specialises in residential conveyancing, with particular expertise in new build property transactions.

She also advises across a broad range of residential property matters including freehold and leasehold sales and purchases, remortgages, Help to Buy redemptions, shared ownership schemes, First Homes Scheme transactions, company purchases, transfers of equity, and part exchanges.

Shona works with a diverse client base, including first-time buyers, individuals, families, and companies. She also works closely with both small and national housebuilders across the South.

Her work involves reviewing complex documentation, co-ordinating with multiple parties where chains and lenders are involved, and ensuring transactions progress efficiently while safeguarding clients’ interests.

Examples of Shona’s work include:

• Acting for a company on its first residential property acquisition for investment purposes, requiring completion within a strict, four-week deadline due to the impending expiry of the client’s mortgage offer.
• Advising on a number of First Homes Scheme purchases, including securing an extension to the authority to exchange period were delays in resolving outstanding enquiries with the housebuilder arose to ensure our client did not lose the opportunity to proceed with their purchase.
• Acting on a linked sale and purchase involving a property held within a living trust.
• Supporting a client who experienced a personal bereavement during their transaction, liaising with the housebuilder to secure additional time and flexibility to allow the client the space to make informed decisions at their own pace, while protecting their position in the transaction.
