Richard is a Commercial Real Estate Partner.
With more than 20 years’ experience, Richard advises on the non-contentious aspects of the landlord and tenant relationship including lease agreements, renewals and terminations; licences to assign, sublet or carry out alterations; deeds of variation to cover a change of use; and the operation of contractual break clauses.
He also advises on the acquisition and disposal of commercial property, large-scale development projects, and refinancing deals, alongside advising owners and occupiers of industrial estates, out-of-town warehousing units, and purpose-built office buildings on their property requirements.
Working with clients across the retail, office leasing, industrial estate, and rail sectors, Richard has particular expertise in complex areas of landlord and tenant leasing including turnover rent leases, complex service charges, detailed rent review provisions, and break clauses; shopping centre, retail park and high-street shop leases; rail sector properties; industrial estate portfolios; and acquisitions of leasehold spaces in multi-let office buildings.
Examples of Richard’s work include:
- Acting for a household-name client in connection with their acquisition of a 10-year shopping centre turnover rent lease at a high-value rent.
- Acting for a retail client in connection with their high-value acquisition of a complicated, multi-title property in a town centre with frontages to several streets and a multi-occupier car park serving part.
- Advising a rail maintenance and servicing operator on its grant of a lease of part of a new-build maintenance centre on its site to a third party who was also involved in rail maintenance and servicing work.
