Ravi Bhamra

Ravi acts on acquisitions and disposals of leasehold and freehold commercial property for commercial clients, individuals, university colleges, and executors in probate administration.

He acts for landlords and tenants in drafting and negotiating commercial leases, including leases of retail properties for franchise businesses, leases of industrial units, leases of a medical practices, and leases of offices.

Ravi drafts and negotaties documents such as contracts, licences to alter, licences to occupy, licences to enter property for the purpose of undertaking inspections, rent deposit deeds, licences to assign, deeds of assignment, agreements for lease, transfer deeds, deeds of easement, deeds of covenant, deeds of variation, deeds of surrender, deeds of surrender, reports on title, reports on documents, s38 agreements, s104 agreements, and detailed bespoke statutory declarations.

Ravi also undertakes in property and title due diligence for both borrowers and lenders in property refinance transactions.

• Acting on a corporate transaction for a limited company client involving a share sale of 70% of their stake in their business, and all their shares in two other businesses.
• Advising on a corporate transaction involving a share sale by a company client, involving property due diligence, and drafting property provisions of a Share Purchase Agreement and property provisions of a Disclosure Letter.
• Advising and negotiating new commercial leases of retail shops for franchise clients.
• Acting for executors in probate administration in selling a commercial property to one of the executors pension schemes in satisfaction of their entitlement to estate funds.
