Bio

Rachael is a Plot Sales Senior Associate.

Rachael advises new build property developers, PLC housebuilders, landowners and public sector bodies on complex residential property and development transactions across England. She works in residential development set-up and plot sales, combining technical land expertise with a strong commercial understanding of the development lifecycle.

Rachael acts on a wide range of matters including freehold and leasehold disposals and acquisitions, high-value and prime residential transactions, new build purchases and sales, portfolio buy-to-let investments, refinancing and remortgaging. She is particularly experienced in development-led work, including part exchange transactions, affordable housing disposals, shared ownership arrangements, right to buy and discounted market sale schemes.

Her expertise extends to title structuring and risk mitigation, including reviewing complex titles, resolving title defects, advising on unregistered land, and negotiating deeds of variations, releases and covenants.

Rachael also handles infrastructure-related and estate management matters such as easements, road adoption and sewer agreements, substation transfers and transfers of freehold interests to management companies.

Examples of Rachael’s work include:

  • Working on a multi-phase development for a national housebuilder, leading on the disposals programme of several hundred plots, managing a high-volume pipeline of new build sales while ensuring consistency of documentation, risk management and client reporting.
  • Acting for a landowner in the disposal of the estate for development, involving multiple title interests, including deducing title, resolving historic anomalies, negotiating easements for access and services, and supporting the structuring of the transaction to facilitate onward development.
  • Delivering affordable housing schemes involving shared ownership, right-to-buy provisions, and discounted market units.
  • Advising a developer on the disposal of affordable housing plots within a larger mixed-tenure development, ensuring compliance with funding conditions and regulatory requirements while maintaining deliverability for the developer.
