Mark advises landlords, tenants, property investors, developers and businesses across a range of commercial and residential property dispute.

He assists clients throughout the dispute resolution process, from early strategic advice and the preparation of Letters Before Action through to negotiation, settlement, and court proceedings where necessary.

Mark’s practice spans all aspects of landlord and tenant disputes, including breaches of lease, rent arrears, service charge disputes, dilapidations claims, forfeiture, possession proceedings and lease renewal claims under the Landlord and Tenant Act 1954. He regularly advises on rights and obligations under leases and tenancy agreements, supporting clients to navigate disputes concerning occupation, repair liabilities, alterations, use restrictions and covenant compliance.

He has particular expertise in advising landlords and tenants in contested lease renewal proceedings, including litigation strategy, security of tenure issues, and the commercial implications of lease termination and renewal disputes.

Mark also acts for clients seeking possession of residential and commercial premises (including claims against trespassers, unlawful occupiers and former tenants who remain in occupation without lawful authority), alongside advising clients where disputes arise from tenant breaches of lease obligations, (including non-payment of rent, unauthorised occupation, unlawful alterations and breaches of repair and maintenance covenants).

• Supporting commercial tenants through 1954 Act lease renewals and advising on interim rent disputes and liability.

• Advising clients in respect of the Right of First Refusal set out under Section 5 of 1954 Act.
