With more than 20 years’ experience, Ellen specialises in commercial landlord and tenant work, with particular expertise in transactions involving high street, shopping centre and retail park property, alongside airport cargo units, warehouses, car parks, and office space.

Her expertise includes drafting, negotiating and completing a wide range of transactional documentation including agreements for lease, leases, licences, deeds of variation, surrenders, licences, rent deposit deeds, and other ancillary documents.

She works closely with asset managers, property managers, surveyors and other professional advisers to help transactions progress from initial instruction through to completion.

Examples of Ellen’s experience include:

• Negotiating and completing a complex agreement for lease and licence for alterations for a commercial unit on a local retail park which was reconfigured by the landlord to accommodate two well-known fast-food retailers.
• Assisting a landlord client with a lease regear for an international gaming, leisure and entertainment company which involved the surrender and regrant of a lease of two floors of an office building.
• Enabling a landlord to benefit from the growth of an existing tenant’s business by renegotiating a lease without break to include occupation of larger adjacent premises.
• Improving the commercial balance of a government department’s tenancy by negotiating out conventional Crown exemptions, such as landlord’s right of entry restrictions.
• Ensuring an anchor tenant remained in occupation despite initial objections to a new lease by demonstrating the value of its up-to-date lease provisions.
