Chloe is a Commercial Real Estate Senior Associate.
Chloe advises throughout all stages of the property lifecycle including site acquisition, development, occupation, letting, asset management and disposal.
She works with a diverse client base spanning private individuals, family investors, property companies, institutional investors, developers, landlords, tenants, and businesses occupying commercial premises – providing practical, commercially-focused advice that enables clients to navigate transactions efficiently, while protecting their commercial interests and managing risk.
Chloe has particular expertise advising on commercial and mixed-use assets in the retail, industrial and logistics sectors, regularly supporting clients with asset management strategies, lease negotiations, renewals, assignments, licences, and the resolution of complex landlord and tenant issues.
She also acts for both banks and borrowers in secured lending transactions, and regularly advises on the grant of legal charges and other security (including reviewing lending documentation, addressing complex title issues, and ensuring that security arrangements are properly documented and registered).
Chloe works closely with clients’ wider professional teams including lenders, surveyors, agents, accountants, and planning consultants to help identify legal and commercial risks at an early stage, and develop practical solutions to achieve clients’ objectives.
Examples of Chloe’s work include:
- Acting for the developer on the purchase and finance of a site for mixed-use development including 100+ residential units.
- Acting on the purchase of a site for development and use as a groundwork and civil engineering depot, including advising on overage and funding.
- Acting for a charity tenant on a conditional agreement for lease of a large industrial unit in the process of being constructed, and subsequently dealing with completion of the lease and licence for works.
- Acting for pension trustees on the sale of an industrial property, including negotiating the release of various restrictive covenants to enhance the value of the asset and enable the sale to proceed.
- Devising and implementing a vacant possession strategy for a regional airport to facilitate the owner’s proposed redevelopment.
- Advising on, and completing, a complicated property refinance to create an interest suitable for lending.
- Acting for an investor client on the purchase of five industrial properties, including advising on contamination issues.
- Acting for both banks and borrowers on refinancing all types of commercial, residential and mixed-use properties on commercial mortgages.
- Routinely acting for portfolio landlords and tenants on all types of asset management matters, including agreements for conditional and unconditional leases, licences, Deeds of Surrender, and variations.
- Carrying out title due diligence in relation to the proposed purchase of a historically-significant building.
