Bharat has more than 25 years of experience in advising clients on high-value and complex commercial property transactions.
He advises retailers, property companies, family offices, high-net-worth individuals and charities on a wide range of real estate transactions.
One of Bharat’s core specialisms is in landlord and tenant law and transactions – including drafting and negotiating complex Agreements for Leases (often subject to conditions such as planning permission and substantial works of construction), granting, renewing and re-gearing commercial leases, surrenders, licences and side letters.
Bharat advises on drafting and negotiating sale and purchase contracts and agreements, deeds, licences and side letters.
Examples of Bharat’s work include:
- Following an administration, acting for a new company on negotiating more than 100 new leases of retail units across England and Wales.
- Guiding a global fashion retailer through the property aspects of a company voluntary arrangement (CVA) involving circa 30 high profile locations across England and Wales.
- Advising on the ongoing expansion of the UK’s largest multinational toy retailer by revenue and square footage through acquisition of over 100 large out of town warehouse style superstores.
