James Menzies

James specialises in residential development.

His work includes acting for landowners (usually agricultural landowners) selling to developers, and acting for developers in complex site acquisitions and land assemblies.

This also involves the negotiation of Condition Land Sale Agreements, Options, Promotion Agreements and Overage Deeds. He is also regularly tasked with financing acquired sites to fund their development.

James has a strong working knowledge of negotiating Section 106 Agreements and VAT and SDLT.

He oversees the negotiation of commercial leases and agreements for lease, alongside the acquisition of sites for commercial development (including the subsequent disposal of commercial units).

James has also had exposure to renewable energy matters, including the negotiation of conditional agreements for lease for solar farms, battery storage sites and for wind turbines.

Examples of James’ work include:

• Acting for a estate comprising a large golf course and dealing with their land disposal needs.
• Negotiating a ground share agreement involving a high-profile stadium.
