Bio
Shellie is a Plot Sales Partner.
Shellie acts for property developers on the disposal of new build plots across complex residential schemes both large and small.
Her work centres on the preparation and negotiation of bespoke contracts for sale and transfers and leases, carefully structured to reflect the specific characteristics of each development. These are not standard documents—they must align with complex planning frameworks, site-wide strategies and the commercial objectives of the development.
Crucially, Shellie also ensures that every plot disposal is fully compliant with intricate planning frameworks, including detailed planning permissions and Section 106 Agreements.
This involves reviewing site-specific obligations such as affordable housing provisions, infrastructure triggers and estate management arrangements while protecting the client’s position and maintaining transaction efficiency.
Shellie works closely with developers, planning consultants and managing agents to ensure that legal documentation aligns seamlessly with the wider development strategy.
Examples of Shellie’s work include:
- Advising on the disposal of new build plots within a major strategic residential development of approximately 6,000 homes, forming a new garden village
- Acting for a housing developer in relation to a Grade 1 and 2 listed conversion. This involved drafting leasehold and freehold documentation to include complex service charge provisions to include for a gym and concierge services as well as numerous other common areas.
- Acting for a developer where the estate consisted of private plots, discount market plots, first home plots and self-build plots which required complex drafting to ensure compliance with each scheme offered.
