Adrian is a Partner in the Property Litigation team.
Adrian represents clients in landlord and tenant disputes, including lease renewals (opposed/unopposed) under the Landlord and Tenant Act 1954, dilapidations, lease termination and possession proceedings, rent reviews, and various other matters arising from commercial and residential leases. Adrian also acts in contentious real property matters, including adverse possession, restrictive covenants, rights of way and rights to light, trespass and nuisance, access to neighbouring land, party wall matters and breach of contract.
Adrian’s client base ranges from corporate occupiers to landowners/landlords and high net worth individuals whose portfolios and ownership range from the small (1- 20 properties) to the very large (70,000 + properties). Clients include corporate occupiers, institutional and private investors and national developers, many within the retail sector.
Adrian has also delivered seminars to the National Landlords Association ('NLA'); Propertymark; RICS; managing agents; letting agents and surveyors on property disputes. He has worked with many household names, including Santander plc and Rightmove plc. Recent examples of how Adrian has supported clients include:
- Leading a team of up to 5 property litigators servicing a high street bank, managing its entire branch and property portfolio across the UK.
- Acting for a retail occupier with over 400 sites in relation to a landlord’s opposition to renew a lease based on redevelopment and occupation for own purposes.
- Acting for a retail occupier in urgent injunction proceedings and loss of profit in the High Court where a landlord unlawfully evicted the occupier client with no notice.
- Developing and advising on a new product for an online real estate property portal.’
