Anita is a Partner in the Asset Management and Development teams.
She specialises in real estate development for commercial and residential projects, advising on promotion and overage agreements, site acquisition and site assembly, collaboration agreements, dealing with easements and rights of way, through to negotiation of sales agreements, payment mechanisms, investment structures, leases and eventual plot sales.
Anita works with landowners, promoters and developers, and is experienced in projects involving business parks, logistics hubs, renewable energy (solar and wind), residential developments and student accommodation.
She also acts for corporate occupiers, and Anita was instrumental in two of the largest city-centre lettings to professional services companies in Manchester since 2010, with annual rents in excess of £4 million.
Anita has also supported several strategic land projects, offering holistic advice to farmers wishing to sell their land to housebuilders, supporting them over the long term to overcome obstacles. She works with planning consultants and tax advisors to create a valuable land parcel which is suitable for residential development, usually generating life-changing sums for the landowners.
Examples of how Anita has supported her clients include:
- helping a big four accountant to move to new premises at One St Peter's Square in Manchester, a key development in the regeneration of Manchester's Civic Quarter;
- leading the head office relocation of a leading insurer to a flagship building next to Manchester's Medieval Quarter, acting as part of the in-house team especially in connection with the sale of their old head office to Manchester Metropolitan University;
- acquiring three sites for a logistics development fund, with each site worth over £50 million once developed and let; and
- assembling the site and drafting the sales documentation for 238 waterfront apartments at the Lightbox at Media City UK in Salford.
