Emma is an Associate Solicitor in the Property Litigation Team.

Experienced in dealing with both commercial and residential property litigation, covering commercial lease renewals and break notices, squatter eviction and trespass, Commercial and Residential Landlord and Tenant disputes, recovery of rent and other sums due under a lease, disrepair, dilapidation claims, enforcement of covenants, forfeiture of leases and termination of tenancies.

In addition, Emma can also assist with private matters regarding private nuisance, restrictive covenants, TOLATA claims and adverse possession.

Whilst many matters can often be settled without the need for commencement of court proceedings, Emma also deals with claims in the County Court, High Court and in the First-tier and Upper Chamber Property Tribunals.

Emma’s clients range from commercial landlords and tenants to high street retailers and banks, developers and private individuals and businesses.

Recent examples of how Emma has supported clients include:

  • Securing High Court Possession Orders against trespassers;
  • Advising landowners as to rights of way over their and neighbouring land;
  • Supporting commercial clients through defended high-value rent arrears claims and securing Judgments;
  • Supporting commercial tenants through 1954 Act lease renewals and advising on interim rent disputes and liability;
  • Advising and recovery of title to premises subject to Escheat; and
  • Advising residential landlords on terminating Assured Shorthold Tenancies and securing possession.
