Sian is an Associate in the Real Estate team.
Working as part of the national team, she assists with land acquisition for residential development, and development agreements for the sale to registered providers.
Experienced in undertaking due diligence including the review of titles, drafting and negotiating all relevant documentation. She acts for both large national and small regional developers.
She has also supported lenders enabling her to bring an insight into the funding process, requirements of the lenders and the enquiries likely to be raised on behalf of lenders.
She also part of the Telecoms team and advises landowners on the Electronic Communications Code and negotiates the renewal of existing telecoms leases, MSV Agreements and wayleave agreements.
Recent examples of how Sian has supported clients include:
- supporting a large national residential developer with the sale of a parcel of land to a registered provider including the negotiation of the Development Agreement and Transfer Deed;
- supporting residential developers in discharging Legal Charges over its developments;
- supporting residential developers with the sale of the public open spaces/managed areas on a development to a management company, include the drafting and negotiation of the Management Agreements and Transfer Deed;
- acting on behalf of a residential developer on land acquisitions with complexities due to the need for the contract to be re-negotiated;
- acting on behalf of a housing association in negotiating an overarching wayleave agreement;
- supporting landowners when entering into a renewal telecoms Lease with a telecoms operator.
