Plans for a new 200-home residential development in Baldwins Gate have been approved.

Following an appeal, a Planning Inspector has approved plans for a 32-acre development in Baldwins Gate that will create up to 200 high-quality homes.

The new development will also provide 50 affordable homes, a new classroom at Baldwins Gate Primary School, upgrades to public infrastructure and highway safety improvements.

More than 40% of the site will also be retained as public open space – with a natural play trail, a community orchard, plus a park and allotments for residents.

Plans were initially put forward by Knights and Richborough Estates in 2020, and have been subject to extensive consultation, independent design review and a public inquiry.

Louise Thorne, Planning Partner at Knights, said:

“This development is extremely well planned and designed to benefit existing and future residents.

“Importantly the plans also respect the local area – going above and beyond planning requirements for open space and the natural environment in the village.”

Nick Jones, director at Richborough Estates said:

“Congratulations to our landowners and the whole team on this result. This is a well-designed, attractive development that will help answer housing need in the area.”
