Paul is a Partner in the Asset Management team.

Paul has extensive experience advising commercial and institutional property investors and developers with their commercial property portfolios, involving both freehold and leasehold transactions. Alongside this, Paul is also experienced in the non-contentious aspects of real estate, real estate finance and development finance, including land acquisitions, sales and purchases, financing arrangements and day-to-day portfolio management.

In addition to his property expertise, Paul also has extensive experience advising businesses more generally on corporate matters including dealing with acquisitions and disposals, shareholder agreements and solvent group restructuring.

Recent examples of how Paul has supported clients include:

  • providing advice to a client on a £80m term facility which required the creation of a group of 26 companies, initially involving the buyout of existing shareholders, closure of a loan note scheme and detailed property work involving 32 properties;
  • sale of industrial estate for two connected clients for the combined sum of £11.2m, involving the regear of six existing leases to maximise the sale price achievable, transfer of part of the freehold and surrender of long leaseholds to create clean titles for the buyer, an institutional investor;
  • share sale of a company which runs a private airfield by way of conditional contract for approx. £10.5m, with conditionality on change of use to dual use of the property involving overage provisions in favour of the selling shareholders in the event of property being used for residential development in the future; and
  • £11.5m refinance and development loan facility with £1.5m mezzanine loan facility for client to convert a former office block into 152 residential flats to be sold as long leasehold investments, being one of a number of similar projects for a key client.
